Welcome to Glen Eden! We are delighted that you have purchased a home in our beautiful community. We have assembled some useful information to help you enjoy and understand our association.

When purchasing your home, you signed a document stating that you have read and accept the rules of the HOA. Our governing documents can be found on this website under Homeowner Info. You are responsible for understanding and abiding by the rules.

AUTOMATED HOA PAYMENTS

If you wish to sign up for an ACH to electronically pay your quarterly HOA fees, follow the instructions from our management company with the procedure to follow to set it up. We strongly encourage you to do this to avoid any fees if payments are late.

Front Gate Access

To have access to the entrance gate you will need to provide a specific 4-digit access code of your choice as well as the phone number you would like to have linked to the gate. You can obtain your gate RFID Tag for your vehicles at the office of Resort Management (239-649-5526).

Community Compliance Rules

Following the rules is being a good neighbor in a Homeowners Association. Here is a handy overview to ensure your home is in compliance.

Garbage & Recycling

Garbage pickup is on Tuesday and Friday. Recycling is Friday only. Also, on Fridays you are able to put any bulky items you have, such as appliances, TVs, furniture, etc. that will be picked up. Just put them on the curb close to your garbage cans.

Landscape & Watering

Wednesdays is Glen Eden’s day for lawn maintenance. Green Acres has two crews that service the neighborhood in one day. They are responsible for all lawn maintenance including trimming hedges, trees, etc. The homeowner is responsible for the maintenance of the irrigation system on his own property. The following are rules for Collier County for irrigation.

  • Odd Addresses: Mondays, Wednesdays, Saturdays
  • Even Addresses: Tuesdays, Thursdays, Saturdays

Hours: 12.01 am to 8:00 am
No Watering: Fridays are generally prohibited.

SOCIAL ACTIVITIES

The community offers many different activities that include cards, water fitness, yoga, book club, men’s bocce, etc. A complete list is available on the calendar online or bulletin board at the clubhouse. We hope you find something that you enjoy!

Architectural Review & Control (ARC)

Any changes to the exterior of your home require ARC approval prior to work being done. Forms are located in the Property Resources Section of the website under the Forms tab. In this section you can also find a list of the house and trim colors and roof tile colors and profiles.

CLUBHOUSE

The social hub of our community is the Glen Eden Clubhouse. The clubhouse has free internet service, exercise equipment, a lending library, large screen TV, kitchen, patio, swimming pool and hot tub all located in a beautiful landscaped area. The bulletin board outside the clubhouse displays notices of community interest and coming events. You should have a key for the clubhouse from the previous owner; if not, you can obtain a key from our management company at a minimal cost. The clubhouse is equipped with an AED (automated external defibrillator) in case of emergencies. Internet is available at the clubhouse with the password being the house number of the clubhouse.

Lease or Purchase a Home

All necessary information for leasing is on the website including the forms. All lessees are required to have a completed background check by our management company. Please allow a minimum of 30 days to complete all the necessary paperwork and fees paid upfront. Renters are not allowed to have pets.

Parking

Parking overnight on the street is prohibited. Guests should park in driveways or at the clubhouse. No parking on sidewalks or blocking mailboxes. Pickup are not allowed to be parked in a driveway overnight. Motorcycles, jet skis, trailers, boats, etc. cannot be parked, stored, or left standing on the property unless kept wholly within your garage.

Occupancy in Absence of Owner

Homeowners are required to complete the form and submit to our management company The form “GE Occupancy in Absence of Owner” is located on the website in the Legal Documents section. There are time restrictions pertaining to occupants without the owner present. Refer to the documents on line.

PET OWNERS RESPONSIBiLITIES

  • Pets must be leashed.
  • Owners must clean up after pets and dispose of waste properly.
